Whether you are buying, selling or maintaining your home, Greater Dallas Property Inspections LLC provides professional and quality service from the moment you call us. Our licensed home inspector will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by Texas Real Estate Comminsion standards of practice as well as the InterNachi SOP, the leading home inspection association.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Exterior

We will inspect the electrical system, including service panels and branch circuits, for deficiencies such as improper grounding and missing safety features like ground-fault and arc-fault circuit interrupters. This ensures your electrical components meet essential safety standard

Appliances

We conduct thorough inspections of all major appliances, including dishwashers, ranges, and exhaust systems, checking for operational efficiency and any safety concerns.

Doors, Windows & Interior

We will check doors and windows for proper sealing, drafts, signs of water damage, and operation.

Foundations, Basements & Crawl Spaces

We will examine the foundation, basements, and crawlspaces for signs of water damage, cracks, or shifting—issues that can affect your home’s structural integrity and lead to costly repairs.

Attic, Ventilation & Insulation

We will inspect the attic for proper ventilation and moisture. We’ll also assess the insulation levels to ensure they are adequate for maintaining the building’s envelope.
